Rent controls are having a terrible impact on urban housing in many markets accelerating the rate at which middle class families flee the cities for better housing in the suburbs. The problem is if investors can't earn a good return on housing, they won't maintain it and renters who enjoy a great rental rate won't maintain their units either since they don't own them.

So over time as units move from middle class house, low-income housing, to uninhabitable housing.
